Q3 2026 - What we're seeing Bosque County in the 100+ acre market


We regularly monitor the 100+ acre land and ranch market conditions in Bosque County. Within Bosque County there are 18 properties listed for sale, one property under contract or pending, and 13 properties that have sold. The average price per acre for properties that are for sale is $12,287 per acre and the average days on market is 151 days. The average price per acre for properties that have sold is $9,607 per acre and average days on market is 256 days.

TBD County Road 2200, Hico, Texas


This Bosque County ranch is nearly 500 acres listed for $8,000/acre. The property has substantial county road frontage, electricity on the west side of the property, and the scattered oaks that people like to see in Bosque County. Most of the pastures are in native grasses and the property supports an active cattle operation.


Guidance for Buyers

The Bosque County land market is a balanced market with a slight advantage for buyers (18 active listings compared to 16 sales). The majority of the sales have been in the Meridian and Morgan area or in southern Bosque County close to Cranfills Gap. However, sales have occurred throughout the year across the county. Areas of Bosque County that support higher valuations are in areas where there is good elevation change and properties are easily accessible from the Dallas-Fort Worth metroplex, Waco, or Austin.


Guidance for Sellers

The Bosque County land market is active with more sales in the past year than we see in other counties. Elevation change, access to water, and ease of access drive ranch values up for sellers. This time of year is a good time to get the property ready for sale with pictures scheduled for late September/early October. Late August is a slow time for land & ranch real estate because:

  • It's incredibly hot

  • Many of the potential buyers are busy navigating the back to school transition and preparing for Labor Day weekend

  • Most properties are dry and do not showcase their potential well after the warm, dry period we've experienced
